This house was filmed before, but not like this ...

When my client, Kevin Chiu (Ray White Sunnybank Central) booked this real estate video with me, he said he needed something different. The marketing needed to be done right and truly capture the imagination of buyers. The property has previously been marketed by two other agents and Kevin was the third. I wasn’t sure what to expect as I hadn’t visited the property before the shoot and I hadn’t met the model either. But I was sure that I wanted this video to be rock solid with its visuals and soundtrack.

The first thing I noticed about the house when I arrived was that bright yellow Mercedes! Wow – that’s going to stand out!

Kevin and Peter Lou, also from Ray White Sunnybank Central, gave me a quick tour around the house before I put together a rather loose gameplan and schedule for the afternoon.

I had only a few hours to get all the necessary shots. There was light showers in the area and the hire car (that bright yellow Mercedes) was on borrowed time already.

Great video Dave, I love it!

27 Elderbury Place, STRETTON

I started the shoot with drone aerials of the property and it was also during this time that I shot the car driving along the local streets towards the house.

It was rather rushed due to the small amount time left that we had access to the car – and the light showers that were coming through.

I then shot a series of wide shots on my DJI gimbal before the wonderful Natasha arrived to film her scenes.

I really enjoy this sort of real estate video production. It’s all about thinking on your feet and making it up as you go. Run and gun, full steam ahead with no downtime whatsoever. The really awesome thing is when you get to do this with people who get it, like Natasha did. Not only did she work the requested shots beautifully, but she also had a fair bit of creative input which is excellent.

This house was filmed 3 times before (by others)!

After I had shot the house and finished the edit, I remember Kevin had told me at least two agents had unsuccessfully marketed this property before him. I wondered if they had used video as part of their real estate marketing strategy.

So, I searched YouTube and was surprised to actually find 3 videos that had been previously shot on this exact property.

This was an interesting exercise in that I did not view any other videos prior to my production of 27 Elderbury Place, Stretton. This meant that I had no bias towards any particular style nor did I try to replicate anything. I simply shot this property as I saw it and then let the creative process unfold during the editing.

How do you think my video compares with the others?

Use a Professional Video Producer

Using a professional video producer to create real estate videos is paramount for real estate agents seeking to maximize their success in today’s highly competitive market. In an era where digital media plays a central role in property marketing, high-quality videos can make a significant difference in a real estate agent’s ability to attract potential buyers and stand out in the crowded online landscape.

First and foremost, professional video producers possess the technical expertise and equipment necessary to capture properties in the best possible light. They understand how to use lighting, angles, and composition to showcase the property’s most appealing features, ensuring that every inch of the space looks its best. This attention to detail can significantly enhance the property’s visual appeal, making it more attractive to potential buyers.

Moreover, professional video producers can create videos that tell a compelling and emotionally resonant story about the property. They know how to craft narratives that highlight the lifestyle potential of the home, emphasizing its unique selling points and the benefits of living there. These storytelling techniques can help potential buyers envision themselves in the space, leading to increased interest and faster sales.

Professional video production also ensures that the final product is of the highest quality. This includes smooth camera movements, clear audio, and post-production editing to remove any imperfections. A polished, professional video reflects positively on the real estate agent’s brand and reputation, conveying a sense of trustworthiness and competence.

Furthermore, real estate agents often lack the time and expertise to create high-quality videos themselves. By outsourcing this task to a professional, agents can focus on what they do best—building relationships, negotiating deals, and providing excellent customer service—while leaving the video production to experts who can deliver outstanding results.

In conclusion, investing in a professional video producer for real estate videos is essential for real estate agents looking to excel in the modern market. Their expertise, equipment, and storytelling abilities can elevate property listings, attract more potential buyers, and ultimately lead to quicker and more profitable sales. It’s a wise investment that pays off in the form of increased client satisfaction and success in a competitive industry.
