How 2 Gems Media uses AI virtual staging and property video to show potential without changing the home buyers will inspect.

AI REAL ESTATE MARKETING · VIRTUAL STAGING · DISCLOSURE

AI can help buyers imagine a space. It should never ask them to imagine away the facts.

A recent Real Estate Today Australia report brought a useful new word into the Australian property conversation: housefishing. It describes AI-enhanced property marketing in which a home looks materially different online from the property someone eventually inspects.

The issue is not AI in real estate itself. AI virtual staging can add removable furniture to an empty room and help buyers understand scale and possibility. Stretching walls, removing power points, changing fixed finishes or inventing a better view changes the property being marketed.

That distinction defines how I use AI in real estate photography and property video at 2 Gems Media.

What is housefishing in real estate?

The useful questions are: what changed, could it mislead, and was it disclosed?

Virtual staging has been part of property marketing for years. Generative tools now make it possible to apply similar treatments to moving footage, including furniture, décor, landscape completion, light and atmosphere. Used carefully, that can turn an empty house into a more understandable visual story without pretending the physical property is something else.

We digitally furnish the space. We do not digitally redesign the property.

That is the line 2 Gems Media will apply to live property marketing.

The 2 Gems Media AI Property Enhancement Standard

This standard now guides AI-assisted imagery and video produced for established properties being marketed for sale or lease.

01

Real capture comes first

The filmed or photographed property remains the factual foundation of the work.

02

Removable styling only

Virtual staging may add furniture, rugs, artwork, plants, cushions, table settings and comparable removable objects.

03

Structure stays unchanged

Walls, windows, doors, room proportions, ceiling heights and architectural layout are not altered.

04

Permanent features remain

Flooring, cabinetry, benchtops, appliances, fixtures, outlets and visible material finishes remain representative of the property.

05

Condition and context are protected

Damage is not hidden. Views, boundaries, neighbouring context and material surroundings are not invented or improved.

06

Every AI treatment is disclosed

AI-generated or AI-edited content is identified clearly on or adjacent to the relevant still image or video.

07

Originals are retained

Original footage and frames are kept so the factual source can be checked and, where useful, shown beside the enhanced version.

08

Human review is mandatory

Every result is checked for unintended changes before delivery. The technology never approves its own work.

AI virtual staging: what is appropriate, and what is not

APPROPRIATE WITH DISCLOSURE

  • Furniture and removable décor
  • Rugs, artwork, plants and table settings
  • Clearly identified day-to-twilight treatments
  • Colour, exposure and atmosphere refinement
  • Concept imagery that is unmistakably labelled as proposed

NOT FOR LIVE LISTING REPRESENTATION

  • Widening or lengthening rooms
  • Removing walls, doors, columns or power points
  • Replacing permanent flooring, cabinetry or fixtures
  • Concealing cracks, stains, damage or incomplete work
  • Changing window views, boundaries or neighbouring context

Proposed developments, renovation concepts and architectural visualisations are a separate category. They may show features that do not yet exist, but they must be presented unmistakably as an artist's impression or proposed concept rather than as a record of current property condition.

Are AI-enhanced property listings allowed in Australia?

Realestate.com.au's Residential Acceptable Use Policy, amended in September 2026, permits AI-generated or AI-edited content only where it is not likely to mislead buyers or renters about the property or surrounding area and the AI use is clearly disclosed in a prominent location on or adjacent to the content.

Queensland's Office of Fair Trading guidance also states the broader principle plainly: licensed property agents must not engage in misleading or deceptive conduct when advertising property.

2 Gems Media will supply clear disclosure wording with AI-enhanced listing assets and recommend that it remains visible wherever those assets are published.

RECOMMENDED DISCLOSURE WORDING

Make every enhancement clear.

Use the statement that matches the treatment applied.

AI-Enhanced Virtual Staging

Furniture and removable styling elements have been digitally added. The property's structure, permanent fixtures, dimensions and views have not been altered.

VIDEO · VIRTUAL STAGING

This video includes AI-enhanced virtual staging

Digitally added elements are limited to removable furniture, décor and styling. The property's structure, permanent fixtures, dimensions and views remain representative of the property as filmed.

LIGHT OR ATMOSPHERE

AI-assisted visual enhancement applied

Lighting or atmosphere has been digitally refined. Property features and surrounding views remain representative of the property as filmed.

PROPOSED OR CONCEPTUAL WORK

Artist's impression / conceptual visualisation

Proposed finishes, landscaping or architectural elements shown may not currently exist. Refer to the approved plans, specifications and agent for details.

These statements are production standards, not legal advice. The listing agent and publisher remain responsible for confirming that every campaign complies with current law, platform rules and the facts of the property.

AI-enhanced real estate video: show the transformation

The opening film above makes the transformation explicit. The viewer sees a real, empty kitchen before the virtual styling appears. The technique is both engaging and transparent because the footage itself explains what has been added.

That before-and-after language can be carried into listing films, social edits and agent presentations. It demonstrates potential while keeping the original property visible.

Leichhardt 302: a complete virtually staged property film

This film for Desire Homes uses virtual furniture and styling to help viewers read a completed but empty home. The rooms remain recognisable as the spaces that were filmed. The enhancement supplies scale, warmth and lived-in context rather than a different floor plan.

The Leichhardt: an extended AI virtual staging example

This longer presentation of the virtually staged Desire Homes build shows how AI-enhanced furniture and styling can remain coherent across a complete real estate video. The extended edit gives viewers more time to understand the rooms, circulation and relationship between spaces while the real architecture remains the factual foundation.

Why this matters commercially

Trust is not a limitation on creativity. It is what makes creative property marketing useful.

Agents and vendors can still benefit from warmer empty rooms, more complete visual storytelling and distinctive video campaigns. Buyers can still be shown possibility. The difference is that everyone understands which elements are real, which are virtual and where the boundary sits.

The strongest position for 2 Gems Media is not to avoid AI. It is to use the technology with the same discipline applied to camera work, editing, colour and sound: deliberately, transparently and in service of the property.

AI REAL ESTATE MARKETING FAQ

Questions agents and vendors are asking

What is housefishing in real estate?

Housefishing is property marketing in which digital enhancement, virtual staging or AI makes a home look materially different online from the property a buyer or renter will inspect.

Is AI virtual staging allowed in Australian property listings?

AI virtual staging can be used when the result is not misleading and the digital alteration is clearly disclosed. Agents and publishers must also follow current laws and the rules of each listing platform.

What should an AI virtual staging disclosure say?

The disclosure should identify the image or video as AI-enhanced or virtually staged, explain what was digitally added, and confirm which real property features were left unchanged.

Can AI be used responsibly in real estate video?

Yes. AI can add removable furniture, décor or clearly identified atmosphere treatments while real footage remains the factual foundation and permanent property features stay representative of the home as filmed.
